March 2024’s Real Estate Snapshot

While some of Windsor Essex County’s March 2024 real estate numbers may seem troubling, the market remains balanced as we continue into spring! Let’s look at the numbers with some perspective.

The Numbers

When compared to March 2023, residential sales were down 10.29% last month. However, when you compare them to February 2024, sales were up 23.01%. Similarly, when compared to March 2023, listings were down 4.39%. Compared to February 2024, listings were up 25.64%.

To get a complete picture of Windsor Essex County’s real estate market, it is important to consider year-over-year numbers and the previous month’s numbers. When considering both sets of numbers, it’s clear that Windsor Essex County’s real estate market isn’t as active as it was this time last year, but it is picking up steam quickly.

What’s Selling Best?

Bungalows were the most popular styles of homes in March – 99 were sold at an average price of $480,621. Monthly condo sales have made a sharp increase – 83 of them were sold last month. This marks the highest number of condos sold since July 2023.
